1. Intake
Our collaboration starts with a personal intake meeting. During this first meeting, we will discuss your wishes, expectations, and goals for the sale of your property.
We will share our vision on how we approach selling in Aruba, explain the full process step by step, and provide you with a realistic price indication based on the current market. Most importantly, we will show you how we can assist you in the best possible way and support you throughout the entire journey.
2. Selling Agreement & Compliance
Once you decide that we are the right agency to represent your property, we get started.
Before signing the selling agreement, we first complete the required compliance process. After this is finalized, we officially sign the listing agreement and begin preparing your property for the market.
3. Listed & Promoted
Presentation is key. Before listing your property on our website and other platforms, we arrange professional photography to showcase your property at its very best.
We also collect all relevant documentation such as floor plans, appraisal reports, and additional property information. Once everything is prepared, we will explain our marketing strategy to you. After your approval, your property goes live and we actively start promoting it.
4. Viewings
After promotion begins, we start scheduling viewings with interested buyers.
We will always coordinate with you to arrange viewings at times that suit you best. Our team handles all communication, inquiries, and guided tours professionally. We continue this process until we find the right match for your property.
5. Negotiations & Buyer Compliance
Once we find a serious buyer, negotiations begin. Our goal is always to secure the best possible price and conditions for you.
Before moving forward with an offer, we gather as much financial (credit) information as possible from the potential buyer to ensure reliability. After you accept an offer, the buyer enters the compliance process. We work together with a professional compliance company to make this step smooth and efficient.
6. Signing the Purchase Agreement
After the buyer has successfully completed compliance and both parties agree on the price and conditions, the purchase agreement is prepared.
You will have the opportunity to review the contract and request changes if necessary. Once both parties agree, the agreement is signed. We then forward all documents to the notary to prepare for the official transfer.
7. Final Inspection & Transfer of Ownership
Before going to the notary, the buyer has the right to conduct a final inspection of the property.
At the notary’s office, the official transfer of ownership takes place. This is the final step, where the sale is completed and ownership is legally transferred. At this moment, we congratulate you on the successful sale of your property.
